I was hoping some of you may have suggestions for good general contractors to contact in the Raleigh area for an addition I want to do on my house. I want to build an en-suite off my master bedroom for a full bath and walk-in closet (house is a 3 Bed/1 Bath now) and am thinking of having it quoted two ways; dried-in shell and full build-out. Obviously with the shell I could get the "hard part" done and out of the way quickly and do the finishing work in the evenings by myself, saving some money. The total square footage would only be about 180-200 sqft but would add a lot to the usability and value of the house.

Any opinions on doing the shell versus the whole thing? Until I get some quotes I really do not know how much I could really save by doing the interior and finishing myself. I was thinking I would definitely do the plumbing and electrical if I piece meal it. The shell will be an extension of the slab, tying into the septic, framing, a new gable end tied into the roof, a couple windows, etc.

You're going to have to deal with permitting and inspectors. You can certainly do some of the work yourself but they set a time limit on inspections after a permit is pulled before your have to renew ($$$), etc. Just a consideration.

Brian Kemp (BK BUILDERS) is my go to guy. He's done work for us on two houses and I've worked with him, in my capacity as a residential designer. He also built an addition for @BRUISER not long ago.

@BRUISER has had some pretty substantial work done, see his "garage on a budget" build thread

Brian Kemp did mine addition and he was AWESOME to work with

I would recommend him to everyone in Raleigh area..Just a heads up that He does stay busy

You have 6 months from the date of permit issuance to get an inspection, then a year from that first inspection to get another.

I want to finish the whole thing by June or July, so that shouldn't be an issue this go-round.

The county came up empty-handed on the original septic permit so I called in a septic company to locate the tank, flag the field, and pump the tank. Of course I opened Pandora's box; the tank was nearly full, sludging the lines. They had to dig up the distribution box, jet out all the lines, replace the box, put in a tank riser, and empty my wallet. They were quick and seem to have done quality work, it was All-American Septic.

The field, as it turns out, was not coming up in front of the house to begin with, the lines run along my side yard and don't impinge on the area I need for the addition. I wrote up a general scope of work, will do some sketches and take pictures tomorrow and start getting quotes. I'll post those up so y'all can see what I am trying to do.

Any other recommendations? BK is booked through the year and all other leads I have gotten from word of mouth either don't work in my county, don't want to do the work, or are already booked. Kind of amazed, really. I didn't want to do the entire job myself but it may come to that.

If they are in construction right now and arent booked up, you probably dont want them.

I can understand that but I wanted to get this done by the end of the summer so I was hoping to find someone with capacity. What is more surprising to me are the folks that don't want the work.

I'm booking work right now for q4.
I can't put a guy on a turnkey site before October....and that's if no one in the company takes any vacation this summer

Everything we look at now is booked 8 weeks out, bare minimum. Most stuff is 6-8 months out. Good luck hiring a mason of any sort.

After years of sucking the corporate weenie, I have recently entered this biz full time (after many years of doing it on the side). I primarily buy/rehab/sell my own properties, but I have a GC Lic.and can do both residential and commercial projects. Not sure I would be the right guy, but would be happy to look at it for you and discuss...and I have a good mason!
