Gulches Off Road Vehicle Park is the number one, highest-rated off-road park in North America [www.offroadnorthamerica.com]. Gulches is South Carolina’s ONLY off-road vehicle park for full size 4x4’s. Gulches was created in May 2006 to provide a legal, fun place for those who love off-road adventure to ride. Before and since Gulches opened, other off-road opportunities – public, private, legal and illegal – have disappeared.
Gulches Off Road Vehicle Park is the result of research into state and county zoning laws, months of walking potential properties, and visiting local off-roading groups to gauge the market. The result was a sound business plan and a popular, well-attended park. Gulches Off Road Vehicle Park has a registration membership of over 6,000 vehicles. We predicted that if only one percent of our registrations came in every weekend, Gulches would be profitable.
And Gulches Off Road Vehicle Park indeed became profitable. In our very first year, our brand new business broke even – that almost never happens. 2008 Gulches Off Road Vehicle Park was handsomely profitable.
Today 100 newcomers register every quarter, thus,we anticipate continuing to grow our profit.
However, October of 2008 Wall Street and the big banks almost brought down this country with the biggest recession since the Great Depression. Gulches was lucky – we did not feel the strain of that crisis until fall of 2009. My wife and I made the difficult decision to use our retirement savings to keep the park afloat. Unfortunately that float has about dried up.
2010 has been the worst year gross income wise of our 5 years. We have lost at least 25% of our traffic. I’m sure this is due to the loss of jobs in the community.
We are at a point where one of three things has to happen soon or we all lose the park forever.
One, we need an investor or a small group of investors to purchase 45% of our company. With a block of money to reduce our monthly payments by that 25%, we can be profitable even if the economy stays the same.
Two, we need to sell the park to someone who will not be over financed.
Or…
Three, 25% more folks need to come into the park each weekend.
As we saw in 2008, Gulches Off Road Vehicle Park can be a profitable business. Land values will surely rise up again as they always have. Folks will get jobs and return to the hobby. We will continue to have newcomers register. With an investor, profits will return and grow.
Details and money specifics for Gulches Off Road Vehicle Park are available by request.
Please, if you know someone who is interested in owning all or part of their very-own off road park, please have them call Skip Wilkenson (864) 449 5698.

I'll help with option 3 all i can old friend.
Trying to organize a trip in late feb now.
I absolutely love this place and have been very vocal about it.
Later,Paul... :driver:

4X4Everyone is planning what should be a large ride including members from our group, the Trail Jammers, the Triad Trail Junkies and as Paul mentioned above the BDB's for the Presidents day weekend.
This will be the first trip down for a lot of us but hopefully the first trip of many to come.

I feel the same way
u can bet your A## that i will be coming with paul in feb
To all the people who have never been u are missing out it is a great place to wheel!!!

We as a community CAN NOT afford to lose another place to wheel.
Tellico is gone.
Callalantee is in jeapordy.
This sucks.

I have never been but would like to ride down there sometime. Im sure a lot of people would like to know what that 25% is in option 3.

How many more rigs do you need per weekend to create the 25% increase?

Amen to that. Gulches is where I wheeled for the first time and it will always have a place in my heart. Skip I wish there was more I personally could do, but you can bet your booty I will gather up as many people as possible to join us. We may not make it that particular weekend cause of a planned Boone trip but I will send a donation on mine and codys behalf. If there is ANYTHING else we can do let us know!

so there is a ride on pres day to help?
It wasn't planned as such but there is a ride we are putting together, I'm sure it will help. Come on down and join us.
The current plan for most of us is to head down Friday night the 18th, wheel all weekend and come home on Monday.

I vote for option 3. Gulches was the first place I had been thanks to Paul Poplin. We seen Cody Biggerstaff be the first to conquer Papa Gulch. There are lots of memories there and we would really hate to see it close. We are more than willing to come to the park more and bring more new folks. Even make donations to help out. Whatever we can do. Every small donation adds up!

Gulches is without a doubt my most favorite place to wheel and I recommend it to everyone I see that wheels. I can't wait to test the jeep there again and I really hope you can afford to keep the park open or find investors!

I am plan on being down with 4X4E in Feb.I will bring as many people as I can.Maybe we can work on a Donation drive for NC4X4 People who can't make the trip? How about a trip in December?I would go two months in a row,I never got to wheel Tellico.Gulches Looks Awesome!!!!

Skip- we made it down twice this year (white hummer towing white jeep) and brought new folks with us each time. Both groups said it was one of their favorite spots to wheel.

I know I'll be back several times in 2011, maybe I can get a South Eastern Hummer run down there. Seems the last Hummer group brought a boat load of vehicles.

We are discussing riding down for the Presidents day weekend with 4x4E just trying to organize our numbers currently. Seems like 4-5 of our guys our wanting to go right now and I only mentioned it on here a few days ago, our meet and greet is this saturday so I will mention it to everyone in person. Our URE trip had a great turnout, I see no reason a Gulches trip wouldn't.

Really looking forward to wheeling this park, and hate that its in danger.

Paul, if I'm not working the weekend in feb that you guys head down, count me in. I've never been there and this seems like a good reason to go.

My time machine is broken at the moment, but lets make a trip in Jan. :driver: I'm definitely down to go as much as possible.

Thank you for clarifying that.I couldn't figure what I got questioned marked by Rox for, even if he wrote it in Red.I totally forgot it was January.Anyways, yeah,I would be down for January as well.I'd hate to see another place get shut down.

I definitely want to get down there this year.

Best of luck Skip. I posted this over on Jeepforum in SE section. It's also posted on JKowners.com where I first saw it.
