Futures prices have fallen by about 40% in the last week.

Yes , the mills are starting to call us and ask us if we want lumber where we had to chase it for the last 60 days. That's good...
....right?![]()

That's a very fair priceI’m in need of 10 2x8x12’s but I’ll be damned if I’m paying $250 for 10 boards.
Crazy isnt it?!That's a very fair price
Search "Nathan Pilgrim" and it should be the only result if it works like mine:That is weird, I can’t find that ad any way I type it.
I bought a bunch from a dude in Stanley about 2 months ago.Search "Nathan Pilgrim" and it should be the only result if it works like mine:

It's dropping fast. 2x4, OSB and subfloor is still inflated. But framing, PT and FRT dimensional has dropped 30-40% at the mills.
I've lost my ass on 2x10 and 2x12 that we bought a month ago when it was high.
New mill reports drop tomorrow and I can see if the trend continues or if we have hit a plateau
Thank you for that, and good timing. I have been meaning to post to see if there are any updates.
Yesssss..... Well not so much on the "losing your ass" part.
I might have to start this garage build sometime soon. Right after the HVAC replacement, so I can remove the gas line and gas meter (where the slab will sit).
I literally called a contractor after seeing the updates to this thread.

See if he needs some 2x10 and 2x12 #1 PT![]()
