Roof Coating

I am in need of some advice regarding roof coatings. If you read the build threads, you already know I converted a new cargo trailer into a camper. Although the roof is brand new (metal) I still want to coat it to be certain of no leaks, and preferably white to reflect heat. I have looked at Kool Seal, Lanco, and several others. Does anyone have any firsthand experience at this that can offer some advice. Bottom line, I am looking for the best coating I can find requiring the least amount to work to apply it. ThanX! :)

How about a solid white vinyl wrap on roof. Replace when it starts to crack( should take many years I would think) and should preserve the metal right?

I applied this to my jeep tub and have used it on customer projects. It's not a abrasive rough texture. It's more like a heavy orange peel texture.

I'm not familiar with your project but I've got some white epdm 60mil membrane in white. Got some leftover from a job I did last year. It's commercial grade stuff. You might could adhere to the roof and run strips around the perimeter. It would last forever.

Don't do a damn thing to it. Make sure any penetrations and joints are sealed up with a quality fluid-applied sealer or a good tape, and leave it alone. There's no reason at all to put anything over top of a one-piece metal roof. You're only likely to screw it up.

I appreciate the replies, and they all sound like good ideas. I am most tempted to take Shawn's advice and move on. The trailer is a 7'x12' and is parked under a 20'x28' carport when not being used. It is definitely not constantly exposed to extreme weather conditions. So, with that in mind, what would be the best type of sealer to use? I like the idea of using tape versus painting stuff on it... less mess. Lowes and Home Depot both have various types of tape, but is one any better than the other. Screwing it up is the last thing I want to do.

Isn't it sealed already?

Yes, it does have 2" wide tape on the seams running around the outer edge, but there is nothing covering the rolled seams running across it. A couple places around one edge look questionable to me. After all the work I did, I would just feel a lot better knowing I did everything I could to prevent any problems.

If the metal isn't one piece, run some eternabond tape (or something like it) over the joints.

Shawn, I believe I am going to take your advice... at least for now. Maybe consider Bruiser's idea at some point down the road.

Thanks all! :)

The old defacto coating for RV roofs was "Cool Seal"... an elastomeric siliconized white "paint"... that now draws a premium.

My old RV (1992 Prowler 5th wheel... parked on a rental lot at SML) has a rolled rubber (EPDM) roof that's beginning to leak a bit. Plan is to bleach/scrub/pressure wash once warm and apply the siliconized junk from sLowes (only available online, but a fraction of the cost of Cool Seal)...
