There is hope for a variance. It's a process but it's a chance. I will be getting with the owner to discuss. Then with the surveyor to discuss. This actually worked out quite well with Zoning since they are aware that I can take 2 feet off of basically a covered porch with windows for less than a grand.
I sent a more detailed drawing to Zoning with dimensions and only showed the prudent elements. Just that the septic got bumped over somehow? But I clarified it was a "rough totally unapproved sketch". There's a lot to discuss with others yet to even see if this is do-able before it's even do-able. Kinda totally out of my hands being I'll only be "representing" the articles as an "option holder" for the process.
I don't know much about septics besides the principals. I've never altered one before so I'll leave that up to a pro if need be with a phone call. Kinda one of those things "you got to have". I'd hate to be the one to F-K that up.
But lets see how everyone goes along with trying to tweak what can't be seen. I understand the liabilities of houses too close but septics aren't visable from above ground and the actual spots from the point file they sent me show the spots in much better location. I feel as long as a septic isn't encroaching nor even within a few feet of the property line that it would never be a liability issue???
Nothing else, I will apply for the variance with whatever the surveyor presents to me. I'm just glad it's a reviewable process and a possibility. And that there's a better option than slicing the cheese block...
So what is the reason that these property lines need to be at right angles like they are? What's preventing you from coming off at some angle between the existing garage and the home?
You're not going to get much out of the zoning department with that sketch. There's not even a scale to show what the distances are from building to property lines. I think you might be getting some misinformation on up-sizing a septic system. Most residential systems aren't too difficult to up-size, you just need good soil. Commercial systems are a different matter, especially when restaurants are involved.
