Wait. Haven’t you been screaming (making vague comments that you rarely elaborate on) about how the market will not collapse and this ain’t a bubble.
I never said I thought the market was going to collapse. Other people did, so the operative question becomes: what are you going to do about it?

I wouldn't say I expect the market to collapse. I kind of expect some sort of correction though if lumber and other building materials ever come back down to earth. I think there will be a good number of people who paid more, and owe more, for a home than it will be worth sometime in the future. Whether that has any ripple effects, I don't know. People do it every day purchasing new cars, so maybe it won't affect anything. Idk.
 
I read that this morning. I knew they were buying a lot, but I didn't realize it was 20-25%. What are their plans for these homes? Sell them or rent them I know, but how soon? Are they turning them over quickly or are they sitting on them for a while?

My friends neighbor is buying houses and renting them for dumb money. Such as a double wide in a rural setting for $1600 a month.

I was moreso meaning the big boys. How much people are getting for rent these days is insane. A friend of my wife's rents her old house, nicely remodeled double wide, for $2000/mo. I'd snatch up a 80's single wide in a minute if I could find one.
 
A 2 yr old house in my hood that was a builder's personal home just sold. He was asking $300/sqft! It sold in less than 2 weeks.
 
the bad part is here in wnc depending on how nice the house was someone would barely be making any money on it with current building prices.
I’ve considered selling a couple times in the last couple weeks. At $300 a sqft that would put about $750k in the bank. I could stand to downsize the house and increase the shop space. I’d move to East Tennessee if @McCracken hadn’t ruined it already.

Only problem with me moving that close to Ridgewood BBQ is they would have to install a garage door within a few months so my fatass could get inside to eat.
I've gotten bolder in my statements to the locals but Ridgewood is shit BBQ. True story.

You must not work with mouth breathers on a regular occasion. I'm a Realtor, and I hired another Realtor to sell my houses. Couldn't take the idiocy.

But it's like anything else, people don't want to sit down and watch a 20 min youtube video on the proper steps to safely purchase a property. Instead they make me inflate the market by 10% and add another middlewoman to the equation.

Oh, I'm not defending Realtors here by any means. I hate paying them. I think it's a racket. But a racket created by the consumer because paper with words on them are scary. It would take more than 20 minutes to read carefully, so they feel better by having a pretty face point to the line and tell them where to sign.

But it's all priced in just like anything else.

My wife will agree. She said it was delicious. I don't eat it but I'll take y'alls word for it.
