I think having a nicely stocked shop with a lift for rent would really pay you back. Tool theft or abuse would be something to keep a close eye on. Maybe have everything hanging on the wall with spray painted shadows so you know something is missing? You should also have concrete slabs with a carport cover for free for those with no extra money. A restraunt is a great ideal. I hot meal is awesome after a good day on the mountain, but keep it simple with home sytle food so your overhead is low.
 
My advice would be for you and your partners to come to DPG on 3/20 and see how big of a market you are trying to get in. And keep ALL rigs out of the river. Runoff wil be bad enough to deal with. Hope it is north of HKY cause there sure isnt many rock to the south/east of it.
 
80 replies and over 1200 views in two days says something about the demand. I know that Rock Corps is having success marketing their property in Marion, NC. At 70 acres it's similar to what you are talking about in size.

There have been MANY discussions here over the years about buying land and starting OHV parks. I have always been of the opinion that it can be a viable venture. Maybe not a big money maker, but enough of an income producer to keep going. If you could get 100 rigs a day for a weekend = 200, plus another 100 during the week = 300 x $15 would be $4500 a week. Just thinking :)
 
We are Planning to go to the "farm" in lincolnton in april when they have their open ride, and make a trip to a few other parks. The replies have been overwhelming, we want the input of the 4x4 community and others who have tried to make this dream happen. After a rough number crunch we see that it would be a profitable business, we are not out to get rich, just make a decent living and have some fun doing it. Anyone who has tried to make this happen before please feel free to let me know what stood in your way and what things i can expect to stop me from making this park happen. We are working on a way to keep the 4x4s out of the water, we may have to just close that area of the land off and use it for camping. As for the location it is in Catawba County near Conover. I hope to be working with the owner of RIDES and EXTREME MACHINES to iron out some of the details on the deal.

count me in.only about 20 minutes from conover,i'll be there ever week. if the flats is only 70 acres then you can defnitly make this work. i would much rather go to the flats than uwharrie,which shows that it's not how much land you have it's what you have done with it.
 
I am looking for another rig to build for my wife to use on this land if we open the park. does anyone have any ideas or rigs for sale?

There's more good rigs and awesome deals in the for sale section then I care to count. This is a great time to buy a rig if you have the money to do so. All depends on what you want and how much you're willing to spend.

As far as a new park, I would be there a lot. I know a lot of people here in Lincolnton that are not on this forum that would also be frequent customers. The demand is there if you build it right.

I'm 15 min from conover. I'd happly help clear trails for free. Any new wheeling land is good land.
 
I live about 2 hrs from Conover. I could see myself visiting this place a couple of times a year or more depending on how much fun the trails and obstacles are.

- I'd price it by the day with camping as additional fee.

- Set up a website with a clear calendar showing alternating weekends and weeks for dirtbikes/ATV's, and 4-wheeling. Example: Friday afternoon(5pm) thru following Friday afternoon (5pm) is dirt bikes and ATV's. Starting that same Friday it switches to 4-wheeling until the next Friday.

Would you allow night wheeling?
 
does anyone have any ideas for insurance for a place like this? we have been checking with insuracne companies all week, and we are seeing that we have to have an ambulance with two emts there which cost $300.00 a day, and a fire truck which runs around $200.00 a day. We feel we need to carry insurance incase of injury, usually its not the guys who are wheeling that sue the land owners or operators of the park, its the spectators. Inusrance is around $1300.00 a week. does anyone have any suggestions?
