Lumber prices and alternatives

Meanwhile my neighbor, who also wants to build a shed, found a guy up in PA w a whole bunch of massive pallets from a construction job.
They are 4.5'x8.5', and made of solid oak w true 1x6 decking. Easily 200 lbs each.

We picked up a batch, then since my neighbor is crazy he had dude deliver another 15 of them.
Now these are a serious PITA. Have to be sawzalled apart. I plan to use the planks from some as decking. Neighbor has a lot of work ahead of him.

Plus...trucking is a huge issue now. Lead times and freight rates are a big concern. Wait until produce starts being shipped.
Food spoils, lumber (and everything else construction related) won't.

I spent this week with a trailer in the shop that the Ga port broke the landing gear on and a truck in the shop with a repair that did not get done. Truck drivers are in short supply mechanics are in short supply and freight is all over! We talked to 5 rental companies in Jacksonville, Savannah, and Augusta and no one even had a day cab to keep my driver moving.....

I'm talking more about watermelons in the central SC area where there are 2 huge treated lumber mills.

Not a LVL to be had over 18" wide. We have had all of our plans engineered to use flitch beams, but now we can't find any psl columns to set them on. Definitely an interesting time to be building…
 
Is steel stud about the same as lumber currently?
 
cheaper from the numbers i ran about a month ago on a project.

Light gauge, or structural? They only interest me for exterior structures, not interior partition walls, etc. Mostly just curious, because steel studs are straight, and straight materials make me happy. I don't really know anything about steel studs.
 
I won't bore y'all with details, but it's all still going up. Rapidly. Panels are getting stupid costly.
2x10 and 2x12 are nearly impossible to locate.
We are officially 3x the cost we were a year ago.

Supply and demand are the major pushers. Still some effects of plant closures in Texas for plywood resins. Most all PT items are over 3x per BF what they were last year. My mills are shipping Price Time of Shipment. Basically, I give a PO today for an order. The cost is whatever it is when they get the raw, treat it and ship it.
It's unprecedented.
Metal studs, gyp, insulation is all the same. The biggest metal stud supplier in the US is 6-8 weeks backordered on new orders...

In a meeting at a large church addition yesterday. Landmark saying pre-engineered metal building materials ordered 2 months ago are being pushed out till past Christmas.

Elevator plant in Texas got hit with a tornado and now the elevator at a Surry county elementary school that opened this week has been pushed out to.."hell, we have no idea"

That was an interesting final punch 🙄

I’m doing two 16x30 shelters, one on each side of my shop.

We have an appointment to get more information about our options currently in building a house. I’m not expecting good news as it relates to cost. I want to wait a bit, my wife is wanting to go ahead.

I wish I had a crystal ball.

I'm in the same boat. Just got a quote for the framing package for the house we want to build and it wasn't pretty. I'd be happy to hold off for a while, but upper management doesn't want to wait.
 
we got emails yesterday. metal studs 12-20% increase, gypsum 5-30%, shingles 5-30% with 100% increase in surcharges.
And pot luck on delivery charges and or estimated arrival due to "who gonna drive dis truck?!?!"

we have a client wanting to do the second phase of a project and he is hounding me for a price so he can set the sales price and advertise. he doesn't understand i can not give him a hard number, most of our suppliers are on a 24-48 Hr quote or like jody said you pay what we pay when it gets here. by the time i get everything figured and to him the price can change. next week will be fun when hes in town for a week to "figure this all out" as he says.

We're 1/2 way thru the design of a 5 story condo project that's being built directly behind our office. 4 primary investors. None can agree on anything. Most of all financing. Lending institutions are demanding they be apartments with one "owner" but the investors want individual owners.
Anyway..I say all that to explain that the lending institution is wanting EXACT numbers due to condos and not apartments. And right now, none of the subs can give hard numbers for anything. In fact, copper went up yesterday 10%more AGAIN....this is from last weeks update:
