I either have a zombie raccoon with a canoe blasted in his head or a yote came up to my porch and toted him off. Either means I have more problems than just my trash being strewn.

On a serious note given this property is about two hours from Moab straight access to I-70 what would be the interest in the scenario if I were to buy it and setting it up as an air BnB as a jumping off point for east coast folks wanting a micro cabin with full shop access to come west and wheel Moab?

I think if you could get within an hour or less, it would start to make sense, but 2hrs is a bit far.

I'd say find another spot.
Moab is played out and more and more land use issues are being raised every day. Some local politicians are openly fighting against motorized sports in Moab.
 
So at a get together at my place, a dude dating this girl we know is riding my ATV and spins my Fn gravel all over the place and I’m an A-hole for handing him a rake to go fix it.

Meh I had a guy on a side by side doing doughnuts in a parking lot at an off-road park crack my windshield. Looked for him all day found him coming head on at me on a trail. We played Chicken and he lost. He got out screaming at me. He quickly come to the realization we weren’t in the suburbs of Atlanta and I didn’t give a shit who he was or how new his razr was
