Time to build a shop of my own

Wooooo. I just got a quote for my 1200 sqft detached (architect did a nice design) from a GOOD contractor that does awesome work, for $130k, before working on some low hanging fruit for cost reduction. I would love for them to do it, but I sure as shit don't have $130k to make it happen. At least I know it would be far better build quality than my house, and not cost much less than the current house value.

And this is why I don't have a garage yet.
 
Having played this for a couple years (before landing the adjoining 58 acres & "shop")...

I'll throw in a WAG of $99.9K (would be $59K *here*, but with Asheville/Buncombe "tax"... )
 
My bet is 100k is low. Put me down for 125 and change.
 
Seems to me biggest problem is they take on so much more work than they are capable of in a timeframe. Great people, good work, shitty timing. Of course with the shop project here at home, I'm an OCD asshole, I watched every move. Told them once they couldn't cordinate a birthday party. But damn I hate being lied too.

Contractor #1 called me out of the blue a couple days ago and asked for a general door layout and if I wanted anything out of the ordinary inside.
That's promising so I will remain patient on my end.

Jody I pulled up a job I completed in 2018, so take in that steel has gone up.
This was was for two buildings that totaled 9980 sf. We just did concrete and insulated shells for $29.00 a sf


Edit: bring your quote if we meet up next week I wanna see if they or you specified something that drove cost up

Roughly $50 sq/ft for the building, erection, plumbing,wiring, doors, etc.
$13.75 sq/ft for concrete
I knew the grading and clearing would be high, but I had no idea I would get a number like that. I was really hoping for the $85ish mark out the door.
Going to get some more estimates and go from there.

Grading seems high but I haven’t seen your property. Can save some $ by manually seeding in lieu of hydro seeding.
Plumbing looks high for the scope.
Concrete is about triple what it should be. Flatwork for concrete is really easy, especially if it’s already graded. Add fiber in the concrete and eliminate the wire. Commercial/industrial flatwork in bulk has been about $350/CY; your estimate is nearly $1,000/CY for some reason.
Metal building looks to be about $15k high
Water and sewer is about twice what I’d estimate.
haven’t seen your bathroom but a simple shop bathroom shouldn’t be that much $. Likely half.


that’s my take on it without seeing the plans.
